RENTAL CONTRACT DURATION

The rental contracts are concluded for a maximum period of twelve months. In case of renewal the agency fees are due according to the new contracted period

BOOKING, TERMS OF PAYMENT

TO BOOK , after you have received our answer to your request for the availability of the selected apartment(s), send us (by fax or by Email) your final choice as well as 30% down payment to secure the booking (limited to 3 months rent even if the stay exceeds 3 months and non-refundable in case of cancellation or modification).
You will have the choice

• either to use your credit card with our secure e-payment system
• to make a bank transfer
• to send a banker's check
• or to send a travelers' check

You will receive from us a confirmation fax or e-mail with all of the details for your arrival and your stay and a rental contract (In some cases the rental contract may be sent directly by the owner of the apartment).

Your signature will be requested by return fax, with a copy of your passport, to settle your agreement of the rental contract.

The balance of the stay (or of the first month of rent in case of a stay exceeding 1 month) must be paid by credit card, by bank transfer, banker's check or travelers' check 4 weeks before the arrival day. In case of stays exceeding one month, the balance due to the Lessor for the second month (70% of the rent) must be paid on your arrival day. Each of the following months rent will be paid 30 days in advance.

A TENANT DEPOSIT will always be requested at your arrival

• Its amount will vary according to the length of stay and the apartment type. It will be stated in the rental contract proposal (usually between 2 weeks and 1 month's worth of rent, depending on the rental period).
• It will be payable in cash, banker's check or travelers' checks.
• A credit card imprint is enough for most of the weekly rental contracts.
• It will be reimbursed, for the amount defined in the rental contract, at the latest one month after your departure day after deduction of amounts due such as electricity, telephone calls or cost of damaged furniture and equipment.

CANCELLATION OR CHANGE OF STAY

If you cancel before arrival, regardless of the reason or date of the cancellation, there is no refund of the amounts already paid. Shortening the planned dates of stay shall not entitle the tenant to a refund.

If you shorten your stay, regardless of the reason or date of the cancellation, there is no refund of the rent paid. Please note that the rental rate has been calculated according the length of your stay.

If you ask for a change of your dates of reservations, and in case the news dates you ask for are availabled, an extra amount of 60 Euros (including VAT) will be charged.

CHECK-IN / CHECK-OUT

Check-in time is: 3:00 p.m.
Check-out time is: 12:00 p.m.

RATES INCLUDE

• ALL TAXES
• AMENITIES AND SERVICES described as "included" in the Apartment presentation
• Electricity and gas for the weekly rentals (with a weekly price)
• Basic apartment insurance except for guest luggage and valuables and occupant personal liability insurance

RATES DO NOT INCLUDE

• Electricity and gas according to meter for the monthly rentals (with a monthy price).
• Telephone calls.
• Maid service after departure (For the rentals by the week a lumpsum amount will be applied based on the size of the apartment and the duration of the rental. For the rentals on a monthly basis this service will be charged as necessary on the basis of 26 Euros per hour inc. tax ).
• Services on request such as extra housekeeping, breakfast, fax, VCR-DVD rentals, laundry.
• Insurance for guests' luggage, cash or valuables. Please contact your insurance agent before traveling. An insurance certificate will have to be presented to My Apartment in Paris or to the owner upon arrival to the apartment.
• The residence tax, computed on a prorata basis, for any Long Term stay, i.e. longer than three months. 

BANK CHARGES

• All bank charges related to a payment by bank transfer will be borne by the customer.
• In case the rent due to the owners is paid by Visa or Mastercard, the corresponding bank charges - 2% -will be borne by the customer.
• No bank charge will be borne by the customer for the payment of the My Apartment in Paris fee by Visa card or Mastercard.

SECURITY DEPOSIT

• A security deposit is required at the entrance in the apartment. Its amount equals the amount of the rent, with a minimum of two weeks rent and a maximum of two monthly rents. It will be reimbursed to the tenant, two months maximum after the end of the rental, after deduction of the damages, if any, caused to the apartment and its contents, and of other amounts due by the tenant.
• For stays less or equal to two weeks, this security deposit may be replaced totally by an authorization to charge, if needed, the tenant credit card.
• For stays longer than two weeks and less than three months, only half of the security deposit may be replaced by an authorization to charge, if needed, the tenant credit card.
• For stays of three months or more the security deposit will have to be paid totally by the tenant.

EXTENSION OF A LONG TERM CONTRACT

In case of extension of a Long Term rental beyond the initial contract duration additional agency fees will be applied. Their amount exc. VAT will be 8% of the rent due to the lessor for the period of the extension with a maximum of 100%. The duration od each extension will not exceed 12 months..

MAP reserves the right to substitute accommodation of equivalent or higher category to that booked by guest if circumstances require.
